These house rules form an integral part of the stay agreement. Accepting the booking and/or checking in implies full acceptance of these terms.

Art. 1 โ€” Arrival and check-in

1.1. Check-in is available from 12:30pm and is possible 24 hours a day via the self check-in procedure. The reception desk is staffed from 7:00am to 8:00pm.

1.2. On arrival, every guest of legal age must present a valid identity document (identity card, passport, or residence permit for non-EU citizens), pursuant to Article 109 of the Consolidated Public Security Act (Royal Decree 773/1931). Data will be processed in accordance with EU Regulation 2016/679 (GDPR).

1.3. Guests who have not been registered at check-in may not stay in the room. Any change in the number of occupants must be reported to reception promptly.

1.4. Rooms are assigned by Management. Any preferences will be accommodated subject to availability.

Art. 2 โ€” Check-out and return of keys

2.1. Check-out must take place by 10:30am on the day of departure.

2.2. At check-out, guests must return the room keys (or key cards). Loss or failure to return them will result in a charge of โ‚ฌ50.00 per key/card.

2.3. Late check-out (after 10:30am) incurs the following surcharges, calculated on the room's daily rate: from 10:30am to 12:00pm, a surcharge of 1/4 of the daily rate; from 12:00pm to 2:00pm, a surcharge of 1/2 of the daily rate; after 2:00pm, a surcharge of 100% of the daily rate (a full additional day).

2.4. Late check-out is always subject to availability and must be requested from reception by the evening before departure. The property reserves the right to decline it in case of operational needs or full occupancy.

2.5. A free luggage storage service is available at reception for guests who wish to continue exploring the city after check-out without carrying their suitcases.

2.6. At check-out, Management reserves the right to inspect the condition of the room and its fittings. Any damage or missing items will be charged as set out in Art. 10.

Art. 3 โ€” Quiet hours and respect for other guests

3.1. Residenza Nazareth welcomes families, pilgrims, religious groups, students and professionals. All guests are required to behave respectfully and courteously.

3.2. Quiet hours must be observed from 10:00pm to 7:00am. During this period, guests may not make noise likely to disturb other guests (loud music, loud television, shouting, slamming doors, etc.).

3.3. At all times, shouting, swearing, offensive language or vulgar behaviour are prohibited in common areas (corridors, stairs, lift, breakfast room, car park, garden, chapel).

3.4. Harassing, intimidating or persistent unwanted behaviour towards other guests or staff is strictly prohibited. Management reserves the right to remove offenders immediately in the event of a breach and to report the matter to the relevant authorities under Articles 660 and 612-bis of the Italian Criminal Code.

3.5. Music systems, radios and televisions may only be used at low volume, so as not to disturb neighbouring rooms.

Art. 4 โ€” No smoking

4.1. Pursuant to Law No. 3 of 16 January 2003 (Art. 51) and Legislative Decree No. 6 of 12 January 2016, smoking is strictly prohibited in all indoor areas of the property, including rooms, corridors, stairs, lift, breakfast room, meeting rooms and chapel.

4.2. The ban also covers electronic cigarettes and heated tobacco devices (IQOS and similar).

4.3. Smoking is only permitted in designated outdoor areas (garden and areas with ashtrays).

4.4. Smoking in a room in breach of this rule will result in a minimum charge of โ‚ฌ150.00 for extraordinary cleaning (sanitising of fabrics and mattresses, odour treatment), in addition to any administrative penalties provided for by law.

Art. 5 โ€” Breakfast service

5.1. The buffet breakfast is included in the rate and is served in the breakfast room during the hours communicated on arrival (7:30am to 10:00am).

5.2. Food and drink may not be taken out of the breakfast room. Food is intended for consumption on site.

5.3. Guests are kindly asked to leave their place tidy and not to waste food.

Art. 6 โ€” Common areas and facilities

6.1. Car park โ€” The private car park is free and available subject to space. The property is not liable for theft of, damage to or vandalism against parked vehicles. Access to the car park follows the instructions given at check-in, in order to avoid the restricted traffic zone (ZTL) gates.

6.2. Garden and park โ€” The park with its centuries-old trees is available to guests for quiet reflection. Please respect the greenery, do not leave litter and do not cause disturbance.

6.3. Chapel โ€” The internal chapel is a sacred space for liturgical celebrations, spiritual retreats and prayer. Access requires decorous dress and appropriate behaviour.

6.4. Meeting and conference rooms โ€” The rooms (Sala Blu, Sala Verde, Sala Riunioni) may be used by prior booking. Technical equipment (video projector, audio system, TV) must be used with care and returned in its original condition. Any damage will be charged.

6.5. Lift โ€” The lift is available to all guests. Blocking the doors, overloading the car beyond the stated limit or improper use are prohibited. Bicycles may be carried in the lift to reach the room, as provided by the Bike Hotel service.

6.6. Self-service laundry โ€” A laundry service is available within the complex. Guests are asked to follow the machines' instructions and to collect their garments promptly.

6.7. Wi-Fi โ€” Free Wi-Fi is available throughout the property. The network must be used for lawful purposes only; illegal activity, massive downloading of protected content or any activity that may impair the service for other guests is prohibited.

Art. 7 โ€” Bike Hotel service

7.1. The property offers a dedicated service for cycle tourists including: a video-monitored Bike Room, a workshop for minor repairs, e-bike charging points and a bike washing area.

7.2. Bicycles may be taken to the room using the lift. Guests are responsible for avoiding damage to walls, floors and furnishings during transport. Any damage will be charged.

7.3. The Bike Room is video-monitored, but custody of the bicycles remains the guest's responsibility. The property is not liable for theft or damage.

7.4. The washing area and workshop must be left clean and tidy after use.

Art. 8 โ€” Care of the room and its fittings

8.1. Guests must use the room and its fittings (furniture, linen, electronic equipment, plumbing) diligently and with care.

8.2. Moving furniture from its original position, removing items from the room or tampering with electrical, plumbing or heating/air-conditioning systems is prohibited.

8.3. Bed and bath linen is provided by the property. Changes follow the internal schedule, unless specific requests are made at reception.

8.4. Washing or hanging garments in the room, on balconies, on windows or in common areas not intended for that purpose is prohibited. A laundry service is available.

8.5. Bringing cooking stoves, electric heaters, irons or other appliances that may cause a fire hazard or electrical overload into the room is prohibited, unless authorised by Management.

8.6. Guests must promptly report to reception any fault or malfunction found in the room (taps, drains, lighting, air conditioning, locks, etc.).

Art. 9 โ€” Safety and conduct

9.1. Guests must read the emergency floor plans posted in the rooms and corridors and familiarise themselves with the escape routes.

9.2. Tampering with or removing fire extinguishers, hydrants, smoke detectors or any fire-safety or security device is strictly prohibited.

9.3. Bringing weapons, narcotics, flammable or explosive materials or any dangerous object into the property is prohibited.

9.4. Animals may not be brought into the property without prior authorisation from Management. Where authorisation is granted, the guest is responsible for the animal's behaviour and for any damage.

9.5. Guests are responsible for the safekeeping of their personal belongings and valuables. The property disclaims all liability for theft or loss beyond the cases provided for by Articles 1783-1786 of the Italian Civil Code.

9.6. Minors must always be accompanied and supervised by a responsible adult.

9.7. Unaccompanied minors under the age of 12 may not use the lift.

Art. 10 โ€” Damage, missing items and charges

10.1. Guests are liable for all damage caused to the room, its fittings, the furnishings and the common areas during their stay, pursuant to Articles 2043 and 2051 of the Italian Civil Code.

10.2. At check-out, Management will inspect the condition of the room. In the event of damage, missing items or the need for extraordinary cleaning, the related costs will be charged to the guest according to the following minimum price list:

10.3. For damage exceeding the price list, the charge will be determined on the basis of the actual cost of repair or replacement, documented by invoice or quotation.

10.4. The guest authorises the property to charge these amounts to the credit card given as a guarantee, where provided, with prior notice.

Art. 11 โ€” Via Francigena guests

11.1. As the accommodation at the end of Stage 40 of the Via Francigena, Residenza Nazareth welcomes pilgrims with a dedicated rate (10% discount with a valid pilgrim credential). The discount is personal, cannot be combined with other promotions and is valid exclusively for bookings made directly through www.nazarethresidence.com.

11.2. The Via Francigena stamp is available at reception.

11.3. On request by the evening before, a packed lunch service is available at a charge.

11.4. Backpacks, trekking poles and walking equipment must be stored in the room or in the areas indicated by staff, not in the common areas.

Art. 12 โ€” Hygiene and decorum

12.1. Decorous dress is required in the common areas (breakfast room, reception, corridors, meeting rooms, church, chapel). Moving around in swimwear, underwear or bare-chested is not permitted.

12.2. Consuming food and drink in the corridors, on the stairs and in the lift is prohibited.

12.3. Waste must be placed in the appropriate containers. Separate waste collection is mandatory under the rules of the Municipality of Viterbo.

Art. 13 โ€” Complaints and reports

13.1. For any complaint, report or suggestion, guests are invited to contact reception or write to info@nazarethresidence.com.

13.2. Management undertakes to follow up on reports as quickly as possible and to ensure maximum comfort during the stay.

Art. 14 โ€” Breaches and measures

14.1. Management reserves the right to remove immediately, without refund, guests who: a) behave in a harassing, intimidating, violent or persecutory manner towards other guests or staff; b) repeatedly breach the smoking ban or the quiet-hours rules; c) cause wilful damage to the property or its fittings; d) bring in narcotics, weapons or dangerous materials; e) behave in any way that, in Management's sole judgement, is incompatible with peaceful coexistence in the property.

14.2. Removal takes place pursuant to Article 1455 of the Italian Civil Code (termination for non-trivial breach). The property reserves all rights of action for compensation of the damage suffered.

14.3. In the most serious cases, Management will report the facts to the relevant authorities (Police, Carabinieri) for assessment under the law.

Art. 15 โ€” Privacy and video surveillance

15.1. The property is equipped with a video surveillance system in the common areas (entrances, car park, Bike Room, corridors) for security purposes, in compliance with EU Regulation 2016/679 and the provisions of the Italian Data Protection Authority.

15.2. Images are kept only for as long as strictly necessary and are not disclosed to third parties, save at the request of the judicial authorities.

15.3. Guests' personal data collected at check-in is processed exclusively for the purposes required by law (reporting to the public security authorities) and for the management of the contractual relationship. The full privacy notice is available at reception.

Art. 16 โ€” Final provisions

16.1. These house rules are posted at reception and published on www.nazarethresidence.com.

16.2. Making a booking and/or checking in constitutes full acceptance of these house rules.

16.3. For anything not expressly provided for in these rules, the provisions of the Italian Civil Code, the Criminal Code and the legislation in force on accommodation facilities apply.

16.4. Management reserves the right to amend these rules at any time. Amendments will be communicated by posting and publication on the website.

16.5. These house rules are drawn up in Italian. In case of translation, the Italian text prevails.
